Staff is interested in exploring a possible ordinance that would allow corner lots, zoned RU-1Z (Single Family Residential – Zero Lot line), to be permitted to have a patio slab within a required street side yard provided (1) a three (3) foot wide strip of grass/planting area remains along the full length of the slab, and (2) that it can be demonstrated that the property can continue to retain its own water runoff. Current code only permits a three (3) foot wide walkway within the require street side yard.

Preliminary research revealed that the majority of zero lot line corner lots are larger than those along the interior portions of the block, yet the homes tend to be the same size. This results in more open space on corner lots. Another common feature of the Town's zero lot line neighborhoods is the presence of fences located at the property line of street side yards, thus obscuring the view from the right-of-way to the interior of the lot. Given the above, it may be considered worthwhile to consider such an ordinance.
