On December 20, 2016, the Miami-Dade County (“County”) Board of County Commissioners adopted Ordinance No. 16-138, which amended the regulations for the County's Workforce Housing Development Program, which, among other regulations, imposed said rules upon its local municipal jurisdictions. The amendment included an exemption clause that afforded municipalities the opportunity to assert legislative findings, that would either exempt them from the ordinance or to allow them time to adopt their own with the intent to achieve similar results in manner more reflective of the unique condition of their respective jurisdiction. The deadline to request such an option is June 30, 2017.
The Town of Miami Lakes is at near build-out and land values are such that eliminate our ability to accommodate workforce housing as required by the County Ordinance. As such, it is in the interest of the Town to implement its own voluntary Workforce Housing Program that is more reflective of the development conditions that exist within the Town. Accordingly, it is suggested that the Town adopt its own ordinance. In order to comply with the County Ordinance, the Town must adopt legislation by December 31, 2017.
