Subject:South Pointe Site Plan

Recommendation:

It is recommended that the Town Council conditionally approve the Applicant's Site Plan request to allow the construction of a new four (4) story mixed use development consisting of 179 residential units and 17,063 square feet of commercial area, to be located at the intersection of Commerce Way and NW 80th Avenue. The conditions of approval are detailed in the attached Staff Report. The Applicant has agreed to all conditions, which are provided in greater detail in the staff report.

Background:

The proposed project is a four (4) mixed use development sited on an approximately 7.84-acre parcel. It is currently an undeveloped site that was previously used for debris collection during Hurricane Irma recovery efforts. The Anchorage community is west of the property, with industrial uses along its eastern and southern flanks. Graham Dairy Lake is to the North. The proposed development fully complies with the Land Development Code and does not require any variance approvals. A more detailed analysis of the project is provided in the Staff Analysis and Recommendation Report.

The Applicant has agreed to all of the conditions described within the attached Staff Report including the condition to not receive a certificate of occupancy sooner than January of 2021. No development orders for this project should be issued until such time that all impact fees are paid, and full cost recovery associated with the Applicant's requests are paid in full to the Town.
